We repair floors instead of relaying them. The jobs we get called out to most are scratched or chipped laminate boards, vinyl and LVT that has lifted at a seam, floorboards that squeak or bounce and engineered wood that has gapped or cupped. Single board replacement is £90 to £170 and curing squeaks in a room is £120 to £220.

Laminate and click-fit floors are made to be taken apart. A damaged board in the middle of a room can be lifted and swapped without touching the rest, as long as you have a spare board or we can source a match. Most people assume the whole floor has to come up. It does not.

Squeaking is different. That noise is almost never the boards. It is the boards moving against a joist, or a nail that has worked loose in a joist that has dried and shrunk. Screwing the board down into the joist in the right places stops it for good. Filling the gap with talc, which is the advice you will find online, lasts about a fortnight.

In older London flats there is a third thing worth checking before anyone quotes you. Victorian and Edwardian floors move seasonally, and gaps that open in winter often close again in summer. We will tell you if what you are looking at is a fault or just the building breathing.

A room of new laminate fitted is £600 to £1,200 once you include underlay and beading. If the damage is two boards, the repair is well under a fifth of that.

If you have spare boards from the original fit, find them first. Laminate ranges change every couple of years and a leftover pack turns a good repair into an invisible one.

What we check before quoting

  • Whether the subfloor is dry. There is no point relaying over a wet subfloor, it will lift again.
  • Whether the floor was fitted with an expansion gap. Buckled laminate is usually a floor fitted tight to the skirting, not a faulty floor.
  • Whether the joists have moved. A dip across a room is a joist problem, not a board problem, and pretending otherwise wastes your money.
  • Whether it is seasonal. Gaps that open every winter in a Victorian flat are the building, not a defect.

Can you replace one damaged laminate board without lifting the whole floor?
Yes. Click-fit floors come apart, and a board in the middle of a room can be cut out and swapped. Having a spare board from the original pack makes it invisible.
Can you stop my floorboards squeaking?
Yes, and permanently. The noise comes from boards moving against a joist. We locate the joists and screw the boards down into them. Talcum powder and glue in the gaps does not last.
My laminate has lifted in the middle of the room. Why?
Almost always no expansion gap at the edges. Laminate grows and shrinks with humidity, and if it is fitted tight to the skirting it has nowhere to go but up. We trim the perimeter and refit the beading.
Can you match my existing floor?
Often, if we know the range. Send a close-up photo and a measurement of the board width. If we cannot match it exactly we will say so rather than fit something obviously different.
Can you repair a floor after a leak?
Yes. We lift the affected boards so the subfloor can dry properly, then come back and relay once a damp meter says it is ready. Relaying too early is how people end up doing it twice.
Do you take up floors for plumbers and electricians?
Yes. Lifting a floor properly so it can go back down without showing is a skill, and it is much cheaper than replacing what got broken.
Is the work guaranteed?
Yes, twelve months on labour, and we are fully insured.
